Why do I need an inspection?
Buying a new residence could be the largest single investment you will ever make. An Estes Park, Longmont, Loveland home inspection, will minimize unpleasant surprises and unexpected difficulties,  You’ll want to learn as much as you can about the house before you buy it. A "new build" inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. Many times property owners will not be doing maintenance or repairs in the years prior to a sale. We offer builder home warranty inspections.  After the inspection, you will know more about the house, which will allow you to make decisions with confidence.

Standard Inspection- Visual check and test of all visible major systems & components.   

What will be inspectioned?

A thorough report will review the condition of the driveway & sidewalks, central air-conditioning system (temperature permitting), heating system, electrical systems, plumbing within the home, as well as the roof, attic, and visible insulation, floors, walls, ceilings,  windows and doors; the exposed foundation, basement, crawl space and readily visible structure.  Thermogrophy Inspection with an infrared camera is used to detect missing insulation and moisture in wall & ceiling cavities.  Radon and septic system inspections, Boulder county Septic Smart, are an option, see our fees.

Pre-Purchase & Pre-Listing Home Inspections.

New Construction - have an independent inspector ensure all systems are functioning properly, prior to taking ownership.  Did you know that just because a municipal code inspection has been done, there often are problems and over sights that we could find for you?  We offer multiple inspections during the construction process.  Whether or not you are in the area while it is being built you need us to be double checking on the construction process for you. 

Builders Warranty Inspection- a smart way to determine if there is anything that needs to be a claim to your builder's 1 year warranty, just before it expires.

Radon Testing- An inexpensive process is the only method to know your exposure.   Find out if there is a danger before you buy, while it is still possible to negotiate with the seller.
